SAN DIEGO – About 13.5% of owner-occupied homes in San Diego are currently appraised at $1 million or more, the fourth-highest rate in the U.S., according to a new analysis by LendingTree.
Four of the five highest online market totals in North Carolina are in California, with San Jose (52.89%), San Francisco (40.37%) and Los Angeles (18.55%) ahead of San Diego. Another to make the top five was New York City, which has nearly six times as many owner-occupied units as San Diego and has the highest unit total of $1 million and up.
It may not come as a surprise to those who have been watching local real estate prices gradually rise over the past few years, but it’s notable that America’s Finest City is once again ranked high among the most expensive markets in the country.
“It’s really hard to imagine that San Diego is now on the list of New York, San Francisco, L.A.,” said Jesse Zagorsky, a longtime realtor. “We’ve reached that level in terms of affordability.”
While San Diego’s market has been congested recently, Zagorsky said some of the urgency has diminished recently as interest rates have risen.
“The market has completely changed,” he said. “It’s slowed down. Are we going to see interest rates stay as high as they are? I personally don’t think so. I think we’re going to see them come back. We’re going to see it recover, but for our market, I think it’s pretty steady. It’s just not moving as fast as it was.”
This shift is also felt in the local rental market. According to a June report from online rental platform Zumper, the median monthly rent for a one-bedroom was $2,320 and a two-bedroom was $2,910, both down 6.1% from May. Another online platform, Apartment List, actually reported a 2.3% increase in average rents in June compared to the previous month and almost 20% higher than the same time last year.
Experts say the COVID-19 pandemic has been a source of some of the growth as high-income remote workers have flocked to San Diego, making the market ripe.
“While we have room to grow, we can’t build houses fast enough for current demand,” Zagorsky said.
